Industry statistics from the Aluminum Doors, Windows & Curtain Wall Committee of China Construction Metal Structure Association put China's curtain wall stock built since 1983 at over 1.2 billion m² (a conservative estimate by Qianzhan Industry Research: 1.5–2 billion m²). About 50% of glass curtain walls built before 2005 and about 20% of those built in 2005–2010 need energy retrofits; the existing curtain wall maintenance market has exceeded RMB 60 billion, with energy retrofits accounting for over 40%.
Policy and standards point the same way: under MOHURD's Notice on Further Strengthening Glass Curtain Wall Safety (Jianbiao [2015] No.38), safety maintenance of existing curtain walls follows an owner-responsibility system — a full safety inspection is due one year after completion, and walls reaching their design service life must undergo professional safety appraisal. The GB/T 21086 standard sets curtain wall design service life at 25 years, so walls built before 2000 are already past due; GB/T 18091-2015 limits curtain wall glass reflectance, and GB 55016-2021 folds these requirements into mandatory codes. With expiring safety appraisals, missed efficiency benchmarks and urban-renewal funding converging, energy retrofit of existing curtain walls has moved from “optional” to “mandatory”.
