According to statistics from the Aluminum Door, Window and Curtain Wall Committee of the China Building Metal Structure Association, China has built more than 1.2 billion m²(industry research by Guanyan Tianxia puts the conservative estimate at 1.5–2.0 billion m²); among them, glass curtain walls built before 2005 account for about 50%; those built between 2005 and 2010 about 20% require energy retrofit. The existing curtain wall maintenance market has surpassed RMB 60 billion, with energy retrofit accounting for more than 40%.
Policy and standards point the same way. Under the MOHURD and SAWS Notice on Further Strengthening Safety Protection of Glass Curtain Walls (Jianbiao [2015] No. 38), maintenance of existing glass curtain walls followsan owner-responsibility system; a full safety inspection is required one year after completion acceptance, and a certified safety appraisal is mandatory once the design service life is reached. National standard GB/T 21086 sets the design service life of curtain walls at 25 years — meaning every curtain wall built before 2000 is now past its service life. GB/T 18091-2015 sets explicit limits on the reflectance of curtain wall glass, and GB 55016-2021 makes such requirements part of a mandatory code. Driven by expiring safety appraisals, substandard energy performance and urban-renewal funding, glass curtain wall energy retrofit has moved from an option to an obligation.
